ADA Compliance

Founded on the west coast, we are ADA experts!

The Americans with Disabilities Act prohibits discrimination on the basis of person’s disability. It affects a parking lot because all businesses must have compliant parking areas and paths of travel for disabled persons. Unfortunately, many buildings were established before this act was passed and do not meet the requirements of this law. In some cases striping and signage upgrades are all that is needed to get compliant.

Accessible space counts, slopes, signage and the inspection points a compliance review looks at are set out in our ADA parking lot requirements guide.

ADA Parking Compliance FAQ

How many accessible parking spaces does my lot need?

The required number is set by the total number of parking spaces in the lot and is graded in bands: the more spaces you have, the higher the required accessible count. One of every six accessible spaces must also be van-accessible. Our 2026 ADA parking lot guide covers the exact counts, and we confirm them against your actual layout during a walkthrough.

What slope is allowed for an accessible parking space?

Accessible parking spaces and access aisles must be nearly level: surface slopes may not exceed roughly 1:48 (about 2%) in any direction, and that applies to the space and the aisle beside it. This is where most non-compliant lots fail: the striping is fine, but the pavement underneath has settled or ponded and no longer meets the slope standard.

Do you offer a free ADA parking assessment?

Yes. We walk the lot, measure spaces, access aisles and slopes, check signage and pavement markings, and give you a written list of what needs correcting. Request an ADA parking compliance walkthrough or call (559) 897-2760.

What does ADA non-compliance actually cost a property owner?

Non-compliance creates legal exposure, remediation costs and the risk of forced repairs on someone else's schedule. Because accessible spaces are graded on both markings and pavement conditions, a lot can look compliant and still fail an assessment. Our ADA compliance guide explains what drives the cost and what can be corrected during normal restriping work.

Can ADA corrections be handled during a restripe or seal coat project?

Often, yes. Restriping is the natural time to correct stall counts, access aisles, signage and markings, and to flag slope or surface problems that need concrete or asphalt repair first. Addressing both in one project is cheaper than two separate mobilizations.
